Islamabad real estate market is stable for most societies in 2018 and DHA Islamabad rates remained stable in January with prices of 10 Marla plots shooting up by 0.39% and those of 1-Kanal plots increasing by 0.70%. Sector F-11 was quite stable and this constant stability is the result of high saturation in the locality. In sector F-11 the prices of 10 Marla plots went up by 1.60% while those of 1 Kanal plots increased by 1.53% in the month of February. Similarly Sector E-11 in the same vicinity also performed the same way due to town maturity. Here the rates of 10 Marla plots went down by 0.46% while those of 1 Kanal plots went up by 0.59%.

Bahria Town experienced a contradiction between the 10 Marla and 1 Kanal Plots as the former prices went up by 1.85% and latter prices went down by 0.49%. The increase in 10 Marla plot prices is due to the demand exceeds supply factor causing a drastic price rise. The drop in price for 1 Kanal plots is because the hype around the new Islamabad Airport and Metro Bus System had died down and the general interest in the area had waned. The fact that genuine buyers were more interested rather than genuine investors can also be rationalized.

The Sector B-17 was experiencing appreciating rates previously, however with no conformed dates set for new Islamabad Airport, January month witnessed a moderate drop in its rates and once the airport is officially launched and functional the prices will boom. In January the rates of 10 Marla plots fell by 2.75% and those if 1 Kanal plots decreased by 1.44%. In the month of February the prices increased for 10 Marla plots by 1.03% and 0.43% for 1 Kanal plots. Gulberg Residencia was one locality in Islamabad that showcased moderate growth in the beginning of 2018 largely due to the fact that the area had recently become popular for living and investment. The rates of 10 Marla plots went up by 2.92% while those of 1 Kanal plots rose by 3.43% signaling moderate growth trends.
