Karachi Environmental Issues impacting Property Market
Features
Karachi is the largest city of Pakistan and also recognized as the business hub of the country but unfortunately, it is depleting in resources and facing grave environmental damage causing high-hell to all Karachiites. Karachi is a rich city that demonstrates historic culture, all kinds of infrastructure, construction and iconic Architecture but over the recent years, it has become badly affected by air pollution, water deficiency, polluted Sea views & abandoned Beaches, intense heat wave, and security threats. It is needless to say that these bleak factors have led to the downfall of the property industry in Karachi. Let’s discuss the catastrophic environmental issues briefly,
Water Shortage Issues
Clifton is one prime example of how the environmental problems are taking its toll on real estate in the area. The water issue is getting out of hands day by day with water becoming scarce, with people having to make use of tankers for water to clean and use around the house and for drinking purpose they have to purchase separate dispensers and branded water bottles. It increases the cost of living and not as everybody can afford to pay for such a luxurious lifestyle. Clean Water is a blessing and nowadays it has become a wishful thinking for the people of Karachi and it is very probable that by 2030 Karachi will face serious water deficiency issues. So we need to conserve our already fast depleting natural resources and turn off the tap while taking shower and consume it minimal as and when required.
Clifton Skyline is lined with high-rise buildings, portraying the apartment culture that is so prevalent in the culture, however the recent ban of high-rise buildings in Karachi has posed genuine concerns for the property dealers and construction firms as they believe this happened due to dwindling interest of investors in Karachi of account of rising crime, water and pollution issues.
Abandoned Beaches & Air Pollution
Heavy Traffic Jams and Road congestion is a heartache of every living resident in Karachi. The beach has become a common spot for garbage disposal and sewerage drainage whereby litter is always observed even from afar the seashore. There are not enough parking lots hence a higher use of public transport and consequently more carbon emissions in the air. This has borne five major pessimistic results,
• The plot prices & house value surrounding the beach area has fallen in rates with no plans for investment any time soon
• The marine life has died out ( no fishes and aqua life exists)
• Tourism has stopped as a lot of foreigners were drawn towards the Clifton Beach.
• Sewerage flowing in the beach water has led to an onslaught of skin diseases and respiratory problems.
• More traffic jams due to lack of public transport in the face of security threats are hinting at fall in property demand there.
Intense Heat Wave & Climatic Concerns
Another fact about Karachi is the concept of heat islands as there are more high-rise concrete structures they trap more heat and lead to a phenomenon called an urban heat island. According to the environmental expert, more heat waves are expected this year making the whole city scorched. The latest research revealed the fact that genuine buyers are more interested in independent houses a rather than flats and apartments due to the same reason.
Environmental issues need to be resolved as soon as possible or else the real estate sector will shrink up and wither by time.
