Investing in the real estate sector is considered the key to making oneself economically prosperous. There are a great many investment options globally, including stocks, cryptocurrencies, forex, gold; however, people prefer real estate.
The trend of real estate investments in Pakistan has always been there, but this trend has been gradually increasing for the last few years. Immigrants living in Pakistan as well as abroad play their role in the flow of this sector. Undoubtedly, the secret of Pakistan's development lies in its real estate sector, provided it is properly managed. If we are caught in the maelstrom of such illegal and uncertified real estate projects, the precious capital of the people will continue to sink, and we will find it difficult to realize the real estate sector's real potential while losing our development destination.
An issue that needs attention
The problem is that illegal housing societies in Pakistan's real estate sector are a reality that needs time to get rid of. A conservative estimate is that Rs.5 billion goes into the whirlpool of illegal real estate projects daily in our real estate sector. However, there was a key need for a framework to identify illegal real estate projects and save the public's valuable assets from sinking.
Establishment of Property Verification Center
The Capital Administration recently set up a Property Verification Center in Islamabad. The launch of this system will ensure the prevention of illegal real estate transactions. People will also be able to check the legitimacy of any real estate project from the office of Deputy Commissioner Islamabad before investing in it.
Procedure for checking the legality of the property
First of all, you have to visit the Property Verification Center at DC Office. If you are a property buyer, you need to fill out a form based on the property details.
Once the form is completed, it must be entered in the Property Verification Center. The Center will check the legitimacy of that property and notify you within 24 hours on the message whether it is legal or illegal.
Remember that there is no processing fee for this legal process, and you can complete this process without paying any charges.
It may be recalled that DC Islamabad Hamza Shafqat, on the establishment of this service, said that in the first two days alone, 80% of the people found out that the real estate projects they are investing in are illegal.
The real estate sector is crucial for the development of Pakistan
This statement begs the question: what is the real estate sector's real potential? It needs to be understood. Real estate creates the most employment opportunities in Pakistan after agriculture. According to experts, this sector and its flow burn the heart of 250 allied industries. It has an estimated industry market value of 1 trillion and is almost three times the country's GDP.
In Covid-19, the only construction sector was opened in Pakistan to run the financial circle. It creates employment opportunities for skilled as well as unskilled people and contributes significantly to economic growth. Only 0.5% of the total land area of Pakistan is planned. After completing the first phase of cadastral mapping across the country, it was found that the land mafia is occupying about 5.6 trillion worth of government and non-government lands. In Lahore, Islamabad, and Karachi alone, the occupation of land worth about 2.63 trillion is a haven for the mafia.
The Prime Minister announced a full-fledged crackdown on the land mafia and gave the provincial governments a two-month deadline to complete the digital mapping. Since then, a large-scale crackdown on illegal construction has begun.
